Best in scarbs
First time staying in this hotel and I am really not sure where to start .. fantastic couple, beautiful plush rooms and so central to everything around. So quiet at night !! Will never stay anywhere else.Ralphie the fur baby is adorable. Can’t wait to return.

Not as expected
Owner Claire was more than helpful. As an older couple we struggled with the outside stairs which gave you access to the hotel. They were ancient and very uneven. Our room was large with a comfy bed but did show some signs of the age of the building. If you are mobile it is very handy for amenities. Not having breakfast became a pain as resort was so busy.

everything about this stay was just lovely. Such a little gem to find and it was a fab base for walking to and from the centre. The hostess was very friendly and helpful. If we return to Scarborough, we will definitely stay here again. Thank you!

General Policy

All bookings are secured by a non-refundable 1 night deposit via debit or Credit Card. All outstanding balances will be takenat the beginning of the month prior to your arrival date. In providing these details you authorise us to charge any outstanding accounts to this card.

In the event that you CANCEL your booking we will endeavour to re-let your room, if however we cannot re-let your booked dates you will be liable for the cost, with this in mind we recommend you CONSIDER HOLIDAY INSURANCE

We insist guests do not smoke anywhere inside the building, failure to comply with this requestguests will be asked to leave (day or night) without recompense and extra charges will be incurred ( max £250.00) to cover damage/ extra cleaning and loss of business.

Damageshould be reported as soon as possible, we reserve the right to charge for damage and loss of business.
Theft: should anything be removed from the premise without permission we reserve the right to charge for the missing items,(min cost £250.00 - max unlimited).

Charges any excess charges / unpaid bills will be passed to a debt recovery agent and there charges will be added to the unpaid amount.

Check-in/ check-out: Check-in times are between 14.00 - 16.00pm on the day of the booking, If you are not available on the check-in time arrangementcan be made outside these times, with prior notice.
Check-out time can be any time before10am on day of departure .

Food must NOT be consume in the Guest House, as this can lead to marks/odours which are difficult to remove, if this request is ignored we may charge for the extra cleaning costs( min £250.00-max unlimited).

We apologise if any of the conditions above offend, but due to the minority we find ourselves in a position where we have to protect ourselves and our business, than you for understanding.

Terms of Booking & Booking Deposit
By placing a booking with us (the property owner /his/her representative) you (the lead guest) and your booking party (guests) agree to the following terms and conditions as set-out.During your stay you agree to abide by the subsequent conditions as set-out.If you have any questions about booking with us, please contact us before making a booking.

To place a booking with us the lead guest must be at least 18 years of age. The maximum number of staying guests per room is illustrated in the room occupancy details on the website.Where the person making the booking is different to the lead guest taking up the occupation, the person making the booking may be held responsible for cancellation, non-arrival and damages as set-out within.Only the lead guest and the named booking party are allowed to use the property and its facilities, any third-party visitors are only allowed access at our express permission.

Payments can be made online / over the phone using a debit card as well as by digital bank transfer, cheque or cash deposit.Any changes raised against us by our banks for handling dishonoured cheque's, bank transfers or any other payments, must be reimbursed by the lead guest with fourteen(14) days of any request to do so.

All guests agree to respect the privacy and peace of all other staying guest, neighbours and the owner at all times.We reserve the right to cancel a booking with immediate effect if guests are not honouring this agreement or causing a disturbance / nuisance to other guests, neighbours or the owner.

Check-in & Check-out
Guest must check-in and Check-out by the times stated below.
Check-in by 14.00pm and before 16.00pm on day of arrival, unless prior arrangements have been made.
Check-out by 10.00am on the day of departure.

Cancellation, Deposit & Non-Arrival conditions.
To secure any booking we require 50% of booking cost, (NO REFUND ON CANCELLATION), and the balance to be taken at the beginning of each month before arrival. Payment must be 'cleared funds' before a booking can be confirmed.Bookings are only refundable under the conditions set-out here within.
Guest who need to cancel a booking should contact us as soon as possible.Deposits already paid are (NONE REFUNDABLE) accordance with the following conditions.
Non-arrival guests, who fail to attend for what ever reason forfeit ANY MONIES RETURNED
We would suggested that booking guests take out appropriate holiday / cancellation insurance where required.

In the rare event we need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made.

WIFI& Appropriate Usage Policy
Where WIFI internet is provided, guests accept to use this access to the internet fairly and appropriately.We may monitor network performance and user usage in order to maintain a fair and high level of service to all our guests.
The internet access provided intended for general use such as access to the world wide web, email. messaging, social media, light video / music / media streaming.It is not intended or ideally suited for heavy media streaming, online gaming, extensive downloads / uploads.Access to illegal activity or use of our network for illegal activity is not prohibited and will be reported to the local authorities.

Damages & Lost Property
We reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party.This includes breakages, spillages, stains, damage to furniture or fixtures and fittings.Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs.Lost keys /fobs /access cards will incur a replacement charge per key / fob / card lost.

Any lost property if discovered and found or left behind by guests during a stay will be held for a period of 1 month.While we will make our best efforts to reunite lost property with their owners, we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belongings before checking-out.
We may offer to post lost items via recorded delivery at the cost of the leading guest, otherwise collection can be arranged.

Smoking
NO Smoking or E-CIG product, are not allowed within the Guest House and is in accordance with the Health Act 2006.

Parking
We can offer you a 2 day Parking Scratch Card at a cost of £5.00. This will be on street parking that covers over 50 street.
There is also a council carpark at the bottom of the road, and this will be a £10.00 a day ticket.
We are not Liable for any damage to your car when parking.

Your personal Details & Privacy
We are required to keep a register of guests over the age of 18 who stay with us, this includes full name and address.This is in accordance with the (immigration (Hotel records) order 1972) These records are kept for a minimum of 12 months and in accordance with the DPA (Data Protection Act 1998) and the GDPR (general Data Protection Regulations.
